These are the same thing. A prefab church building or prefabricated church building is manufactured in sections in a factory and assembled on your site. Suppliers writing about prefabricated churches and suppliers writing about prefab churches are describing identical products. Modular church building is the industry’s own term for the same process. Portable church building usually means a relocatable unit on a non-permanent foundation, which a congregation can move if it changes sites.
Search all of them. Suppliers index their inventory under one or two terms and you will miss stock otherwise.
One term to watch. “Portable church” is also used for congregations that meet in rented schools, theaters or storefronts and set up each week from a trailer of equipment. That is a different problem with a different solution. If you want a building rather than a mobile setup, search portable church building or relocatable modular church to avoid the equipment vendors.

Prefabricated church buildings sit between the metal building and wood frame columns on cost, and well ahead of both on schedule. Factory construction typically delivers a finished building in a matter of months rather than the year or more a conventional build takes, and the savings against traditional construction generally land in the 20 to 50 percent range depending on the site and the specification.
For scale at the larger end, general commercial construction runs $200 to $500 per square foot, and a 10,000 square foot church built conventionally lands around $1.5 to $3 million before land, furnishings and audiovisual systems.
Costs That Land Outside The Building Quote
- Land. Budget 10 to 20 percent of the total project, and plan on roughly two acres per 300 congregants once parking and setbacks are accounted for.
- Parking. Most jurisdictions require about one space per two to two and a half seats. A 300-seat sanctuary means 120 to 150 spaces, which is often a larger footprint than the building.
- Site work and utilities. The widest variable in the whole project. A site with utilities at the property line and one needing a sewer extension are not a 10 percent difference.
- Audiovisual, seating and furnishings. Rarely in a building quote and rarely small.
- Fire sprinklers. Not optional above a threshold most committees do not know about. See below.
How Much Space Does A Congregation Need?
Two different numbers get quoted, and confusing them is how buildings end up too small.

A 200-seat congregation therefore needs roughly 2,400 to 3,600 square feet of sanctuary and 5,000 to 8,000 square feet of total building once everything else is included. Committees that plan from the worship-area figure alone routinely end up with a sanctuary that fits and a building that does not.
The 7 square foot figure in that table is the building code’s occupant load factor, not a way to plan seating. It matters for a completely different reason.
A Classroom Module Is Not A Worship Hall
This is the single most consequential thing on this page. Modular suppliers sell church buildings out of their education product line, and they quote capacity using the classroom occupant load. A room used for worship is not a classroom under the building code, and the difference is nearly threefold.
The International Building Code assigns an occupant load factor by use. Classrooms are Group E and use 20 net square feet per occupant. A worship space with chairs in rows and no tables is assembly, Group A-3, and uses the concentrated assembly factor of 7 net square feet per occupant (IBC Table 1004.5). Assembly with tables and chairs — a fellowship hall — uses 15, and standing space uses 5.
Worked example. Take the common 24×40 modular unit, 960 square feet. As a classroom: 960 ÷ 20 = 48 occupants, which sits just under the 50-occupant threshold where a second exit becomes required. Put chairs in rows and use it for worship: 960 ÷ 7 = 137 occupants. Same building, nearly three times the occupant load, and it crossed the two-exit threshold the moment the use changed.
The supplier is not lying when they say a single unit holds thirty people. They are describing comfortable seating. But the code does not care about comfort — it calculates occupant load from floor area and use, and it sets exits, egress width, restroom fixtures and sprinklers from that number. A building specified and permitted as a classroom, then used as a sanctuary, can be non-compliant on the day it opens.
The Thresholds That Actually Bite
- Two exits at 50 occupants. Two means of egress are required once the occupant load reaches 50, three above 500, and four above 1,000. At 7 square feet per occupant, a worship room hits 50 at just 350 square feet of seating floor.
- Sprinklers at 300 occupants. IBC 903.2.1.3 requires an automatic sprinkler system in a Group A-3 building where the fire area exceeds 12,000 square feet, or the occupant load is 300 or more, or the assembly space is on a floor other than the level of exit discharge. Any one of the three triggers it.
- Which means the sprinkler line arrives at about 2,100 square feet. Three hundred occupants at 7 net square feet is 2,100 square feet of worship floor — far smaller than most committees assume, and comfortably within the size of a three-module building. A sprinkler system on a modular building is not a small line item, and it is much cheaper designed in at the factory than added later.
State and local amendments vary, so confirm all of this with your authority having jurisdiction before you sign. What matters is asking the question early: what occupancy classification is this building being designed and permitted for, and does that match how we intend to use it?
Church Floor Plans And Room Programs
Very few congregations need only a sanctuary. The room program is what turns a 12 to 18 square foot per seat sanctuary into a 25 to 40 square foot per seat building, and it is worth settling before anyone draws anything.
Worship Hall
The sanctuary itself. Group A-3. Plan the platform, AV position and instrument space before fixing the seat count, because they consume more floor than expected.
Fellowship Hall
Tables and chairs, so a 15 square foot occupant load factor. Often doubles as overflow seating and a meal space, which means kitchen adjacency and its own exiting.
Classrooms
Sunday School and religious education. Group E at 20 square feet per occupant. This is the one space where the classroom module is exactly the right product.
Nursery And Childcare

Offices
Pastoral office able to hold a confidential conversation, plus administration and secure records storage.
Restrooms
Fixture counts are driven by occupant load, which for assembly is high relative to floor area. Undersized restrooms are the most common complaint in new church buildings.

Read the last two columns together. Occupant load is the sanctuary floor divided by 7, and sprinklers become mandatory at 300. That means a prefabricated church building seating somewhere around 120 to 175 people already crosses the sprinkler threshold — well below the size most congregations associate with a sprinklered building. A 300-seat plan also passes 500 occupants, which is where a third exit is required. Neither of these is on a typical supplier brochure.
If you are asking for church floor plans with a fellowship hall, expect the fellowship space to run roughly 10 to 15 square feet per person at tables — and remember it calculates at the 15 square foot assembly factor rather than 7, because tables and chairs are unconcentrated assembly. A fellowship hall that doubles as overflow worship seating has two different occupant loads depending on how it is set up, and the building has to be designed for the larger one.
A phased approach suits churches better than most building types. Modular construction lets a congregation put up the sanctuary and a minimum of support space now, then add fellowship and classroom modules as giving allows — provided the building is engineered from the start to accept them. Ask that question before the first module is ordered, not after.
Church Nursery And Daycare Space
If your building will house a weekday preschool or daycare, or a staffed nursery during services, a separate set of rules applies — state licensing square footage per child, fixture counts, and its own occupancy classification. - What occupancy classification is this priced and engineered for? If the answer is Group E and you intend to hold worship in it, stop and resolve that first.
- What occupant load does the design assume, and at what square feet per occupant? Ask them to show the calculation.
- Does the quote include sprinklers, and at what occupant load do they become required here?
- How many exits, and how wide? Egress width scales with occupant load and is easy to miss on a plan that looks fine.
- Is this supply-only or all-in? Foundation, set, utilities, ramps and site work are usually the larger half.
- Can modules be added later, and is the structure engineered for it?
- Who handles state modular plan approval and the local permit? State approval sits ahead of the fabrication schedule, not inside it.
